"Casa.it has analyzed the searches of the houses for sale and for rent in the tourist areas by the sea between January and May 2024 and has drawn up the ranking of the first ten where you look for more houses.

The seaside areas where people have made more holiday homes search in this early part of the year is Sanremo (IM). In second place we find Scalea (CS) and in third place Viareggio (LU).

Imperia is the favorite among foreigners looking to buy a house

"The province of Imperia, among those from Liguria, the most sought after by foreigners who want to buy a house in Italy and at the top of the list of interested there are the Austrians, followed by Germans, French and Swiss. This is said by the real estate report on Liguria of Gate-away.com, the Italian portal dedicated to foreign buyers looking for a home in Italy, based on the requests received in the first quarter of 2023 from foreign users while they are in Italy.

The greater number of demands, 42.1% has arrived exactly for Imperia, continuation from Savona (24.9%), Genoa (21%) and La Spezia (11.8%). The most numerous are ready to spend only up to 100 thousand euros (34.2% of requests) but there is also an 11% who is willing to pay over 1 million euros. In between are the bands between 100 and 250 thousand euros (28%), 250-500 thousand euros (18.5%) and 500 thousand-1 million euros (8%).
Foreigners are mainly looking for apartments (29.2% of the total), but also villas (15.6% of the total, on the rise) and the garden is particularly welcome (51%). Most of the requests for houses in Liguria came from the Austrians (21%), followed by Germany and France respectively at 19.5% and 9%, and increased requests from Switzerland (7%).
As for Genoa, the demand for houses comes mainly from the USA, 26%, Germany 12% and Switzerland 9%. They are foreigners looking for an apartment mainly in the Municipality of Genoa (24%) and in Portofino (19%), but also in the hinterland, in Valbrevenna (8%) and in Tiglieto (7%). Many are interested in Rapallo (6.5%), and also Chiavari, Santa Margherita, Lumarzo and Camogli. The majority, 39%, would like an apartment under 100 thousand euros, which would not seem easy to find, but there is a 25% willing to pay over 1 million euros..."

Austrians, Belgians and Australians: boom of foreigners looking for a home in Liguria

"Liguria is becoming increasingly popular with foreigners. The confirmation comes not only from the number of visitors but also from the data of the real estate market. According to the analyses to search house in Liguria are more and more Americans, Germans and French. But the peak of demands in these first six months of the year comes from Austria, Belgium and Australia. Among the most dynamic areas from this point of view there is above all the Gulf of Tigullio with 16.8% of the requests on the total of the January-June 2024 period. While the area that has grown more than the same period last year is the Lunigiana with a +17.3%.

The greatest demands coming from foreigners for the sale concern the houses that have a value up to 100 thousand euros and to be sought are above all the apartments, possibly already renovated. According to the latest report of Gate-away.com, specialized site of the sector, to attract foreign tourists to buy home are the cultural heritage and scenic beauty of Liguria.

Among the provinces Imperia is the most sought after with a 38.76% of requests, followed by Genoa with 29.6%, Savona with 19.6% and La Spezia with 11.9%. As for the Municipalities, the preferences reward Portofino (GE) with 13.2% of the total requests. They follow Sanremo (IM) with 6.6%, Bordighera (IM) with 4.3%, Ceriana (IM) with 3.7%. But where does the sale materialize more? In first place there is Dolceacqua followed by Bordighera and Sanremo..."

The greatest interest comes from US citizens with a 21. % of total requests. Then there is Germany with 15.7% of preferences, France with 8.9% of requests and the United Kingdom with 6.4%. The best result in terms of rise compared to the same period of 2023 was obtained by Austria with +65%, followed by Belgium with +38.26% a/a and Australia with +34%..."

Holiday homes, demand boom: +280% a year
